to them still being available) and other similar repossession or
distressed properties that may suit your preferences and budget.

As these properties at reduced prices, they are being sold
much quicker than resale or new properties, where owners and
developers are still holding out for a higher prices. Reservations are
made on a first come basis only.
If you find a
suitable property to purchase, you should ideally appoint an
INDEPENDENT solicitor to check out the property
on your behalf and the reservation contract before parting with your
deposit. A solicitor should cost around €1500 for the purchase of a
property and including a years fiscal representation, to administer your
taxes and transfer of electricity, water and community liabilities into
your name etc. We can recommend a selection of English
speaking solicitors that previous clients have used and have received
good service from.
During your
visit, you may also need to visit a bank or broker to arrange a
mortgage. In addition you may also need to arrange to apply for your NIE
number ( Foreigners Tax Registration) which you will need before signing
for your property at the Notary office. This could take up to a month to
obtain depending on which area you apply for the NIE in.
If
you need to transfer money into euros from another currency, it is
highly recommended that you
set up a trading facility with a specialist foreign
exchange company to avoid high bank charges and commissions ( you
could save 000's). It is very likely you'll save a considerable
amount of money if you transfer this way but only use companies
that guarantee there will be no receiving charges (at your bank in
Spain) or if charged, they will refund the charges.

You should be in a position to pay a €3,000 euro “reservation deposit”
should you find a suitable property. This can generally be accomplished using your
credit card if you have made previous arrangements with your bank/credit
card company. This deposit is generally non-refundable. You will then be at the stage of
proceeding with the purchase of your property in Spain.
